Corruption report

Good afternoon,

You are receiving this email as I believe you have a relevant interest in 82 Hay Street, SP98926 and are either a member of the Owners Corporation, worked in the stratum in either a Strata managing or building management role, or have an interest in this matter as deemed by myself as you may have further information or there is substantial reputational risk to yourself.

Since February 2025 I have uncovered widespread corruption and other serious governance issues in SP98926.

Attached is a 19 page report that I implore each of you to read and understand the gravity of the situation. Failure to do so could result in mainstream media exposure of the circumstances that have led to this over the 6 years that this stratum has existed. A few media outlets are already aware of the situation.

An executive summary is as follows:

• Christopher Wen Jinn Ho, the chairman of the strata committee, has been personally involved in Short Term Letting since the inception of this strata plan.
• Since July 2019, there have been continual complaints about almost all apartments that he has owned and represented.
• Issues involve short-term letting, drug labs and police raids, illegal brothels and his "tenants" using other peoples car spaces to name a few.
• Strata Plus have engaged in what can only be described as gross incompetence at best. Breaking the Strata Schemes Management Act 2015 many times.
• There are serious governance issues in the stratum, namely equitable justice. If you have recently received a current, or have a historical by-law breach, you are very much entitled to challenge it given the evidence attached.
• Any attempts to intimidate, threaten, or retaliate against me for raising these concerns and exposing this corruption will be immediately referred to the relevant authorities and/or the media.
