A deeply corrupt strata committee where many members of the committee have partaken in short-term letting at an industrial scale and have monopolised the assets to the detriment of all other members of the owner's corporation. The corruption and deceit doesn't just stop there.

This is an extraordinary strata scheme: fewer than 20% of lots are owner-occupied, and many owners seem to place greater importance on protecting their assets from foreign governments than on protecting the value, reputation and long-term interests of the building itself.

An owner’s corporation held to the whims of a family who own 11 lots in the Strata. Apartments are owned through the following entities, which are all represented by Chris Ho and his family:

  • Truong Ho Nominees Pty Ltd
  • Atene Pty Ltd Atene No.1 Trust
  • Centralcorp No.2 Pty Ltd atf

Most of these apartments have been used as short-term accommodation, drastically decreasing the amenity for all other residents. It is also illegal and against the bylaws of the building and the development application approval.

An original owner occupier from 2019, who moved out 6 months after settling in due to the widespread issues in the stratum.

"It is true that the main reason for the increased insurance premium was due to those two drug labs in Arena and Darling Rise. We believe the issues were caused by the tenants not the owners/agents. Those tenants' details were passed to the insurer CHU. CHU's claim department will try to recover the costs from the tenants."

Any cost or damages associated with drug activities should be recovered from the lot owner/agent to prevent potential insurance renewal or premium issue going forward."

Short-term leasing in the building

This building has been grossly mismanaged by both strata and building management. More than 10% of the apartments in the building have engaged in short-term leasing over the past 12 months. This is compounded by the fact that the chair of the strata committee in 2024 had more than 600 short-term stays in his apartments and was never issued breach notices for that conduct, while he actively prevented others from short-term leasing, thus creating a monopoly in the building.

That same building manager, who allowed Airbnb activity to continue carte blanche, is now back as the building manager with Premier FM at the insistence of Christopher Wen Jinn Ho, who was the strata committee chair.

Of particular note is unit 1707, which has been short-term letting for many years with impunity, and 2003 has also been engaged in short-term letting through the Airbnb platform for well over six months.

This is on top of the many apartments of the previous chair of the strata committee and his family, who were letting through Airbnb with impunity for well over 20 months until I published the corruption report.
